Main Level:
The heart of the home is the expansive living room, featuring a gorgeous stone fireplace and comfortable seating arranged around it to enjoy the warmth of the gas logs or gather to watch TV. The well-appointed kitchen is stocked with all the essentials and offers ample counter space, making meal preparation a breeze. The adjacent dining room comfortably seats six, with additional seating for four just off the kitchen. A convenient half bath is located nearby for ease of access.
The main level also features a serene primary suite, offering a king-sized bed, a ceiling fan, and a large flat-screen TV. This spacious retreat includes an ensuite bathroom with double vanities and a custom-tiled shower, providing a spa-like experience in the comfort of your own space.

Upper Level:
The upper level features three separate bedrooms, each with a comfortable and spacious king-sized bed and a ceiling fan to ensure your comfort. The centrally located bathroom on this floor offers double vanities for spacious morning preparations and a shower-tub combo.

Lower Level:
The expansive lower level serves as a true entertainment hub. The game room offers a carpet ball table, pool table, arcade cabinet, and giant Jenga set. A large TV and custom bar make this space perfect for both relaxation and fun. For additional sleeping, the couch pulls out to a queen sleeper sofa, with a half bath for conveniently located nearby.

Outdoor Living:
Step outside and immerse yourself in nature from the private balcony on the top level, the large wrap around deck on the main level, or the patio opening out to the back yard.  Each of these overlook the lawn and the beautiful New River. The spacious, flat yard is perfect for outdoor games, while the beautifully designed firepit area offers a cozy spot to gather under the stars. When you're ready to relax, sit back on the patio swing and take in the serene river or head around to the covered hot tub. Best of all, the expansive river frontage allows guests to splash around on hot summer days making memories you and your loved ones will cherish long after you leave.

Enjoy a sunny day on the New River using Zaloo's Canoes, Kayaks, and Tubes. Public put-in locations are nearby, as well for those bringing their own kayaks!   


Additional Notes:
- Firewood for the fire pit may be purchased at the time of booking or with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax.
- Repeat guests returning to this home can receive a 5% discount, not to be stacked with other discounts. 
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, a couple garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. 
- Towels and linens will be provided for you.
- This property is NOT pet friendly. Thank you for not bringing pets into this home. 
- Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows
- Riverbank Retreat has a camera on the front door and on the back porch to ensure security of the property while vacant.


CANCELLATION POLICY -
Bookings canceled 60+ days before arrival will receive a refund of the deposit.
Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit.
Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
All bookings are subject to a $50 cancellation fee.
